How to Sell your house fast in a buyers market

  2. Light Fixtures - Replacing old fixtures will make a nice and clean impression.  
  3. New Carpet -  There are many nice and inexpensive options you can choose from that will give the space a fresh feeling.
  4. Nothing Broken - Make sure you fix all the broken items.  This will help the buyer visualize a house in a move in condition.
  5. Fresh Paint - This inexpensive project will make a huge difference.  Choose a neutrual color that will allow each buyer to imagine the house as their own.

These 5 tips will help you prepare your listing for a winter home inspection

1. Check if the roof is leaking – you can do that by first looking at the ceiling and checking for yellow stains on it.  Be aware that flat roofs tend to leak more than gabled roofs.  A quick look at the attic while its raining can also give you an idea if it's leaking or not. Clean gutters and downspouts.  Take a good look at the shingles. Make sure none are missing or curled up.

2. Exposed exterior electrical wires – a huge safety hazard that can really jeopardize your sale.  Walk around the property and be sure to look inside and up when you reach the electric panel.  Check to see that all wires are covered and that there are no loose ends or exposed elements of electricity.

3. Windows that leak – visit your property on a rainy day and look at the interior of the window sills.  Moist sills are a sign that you have a leaking window.  Check all windows and doors for air leaks.   Install storm windows and putty, caulk or add weather stripping as needed. 

4. Houses that are on a slab are prone to having water seep in from the outside.  Check the foundation for proper drainage. To do this, spray the yard with a hose to see if water runs away from the house. A little shoveling to reshape the earth next to the house may make the water run away from the foundation.

5.   Make sure your furnace is working or get an AC expert for a start up service.  Have your furnace serviced to ensure it's working efficiently and that it is not emitting carbon monoxide.
